Development radar — Polk County, July 2026

The Development Radar is our monthly digest of what local governments in Polk County are about to discuss: rezonings, Future Land Use Map (FLUM) amendments, and projects that reach public agendas months before they show up in the ground. Every item in this issue was verified against its official agenda, live — we publish only the ones whose link resolved and whose status appears verbatim on that agenda. This month the bulk of the activity was county Comprehensive-Plan and FLUM amendments, plus rezonings and annexations in Lake Wales and Haines City. **Updated August 6, 2026:** closing out the full month, we re-checked July's agendas and added seven items this issue did not carry — the SunTrax property rezoning in Auburndale, a FLUM amendment in Lake Wales, and five Town of Dundee filings. Nothing was removed: everything published on July 12 stands, with its original verbatim status. A later reconciliation the same day added two items that were still missing: the county's Main Street Corridor text amendment (LDCPAL 2026-2) and the Legacy Hill developer's and water allocation agreement in Dundee. A third pass the same day added two more items from the July 21 consent agenda, whose correct verbatim status on the agenda turned out to be “Consent Agenda”: Organic Matters (LDCPAL 2026-4) and RACX Vehicle Service (LDCT-2026-15).
