Information we collect
We collect the information you voluntarily provide through our contact forms or when you communicate with us: name, email, phone number, and the content of your message. Along with it we record how you reached us: the page you first arrived on, the page you submitted from, the site that referred you, any campaign tags in the link you followed, and the language of the page. That is the whole list. We create and read no identifier of our own; the referring address and campaign tags are copied exactly as they appear in the link you followed, so what they contain is decided by whoever built it.
Our site is hosted on Google infrastructure (Firebase Hosting), which may log standard technical data such as IP address and browser type for security and service operation. This site runs no advertising cookies and no remarketing trackers; the analytics we do use — one cookieless, one that loads only if you accept — are described in the Cookies and analytics section.
How we use your information
We use your information solely to respond to your inquiry, provide real estate services you request, communicate with you about your transaction or interest, and understand how inquiries reach us. We do not sell your personal information to third parties.
We may share information with providers strictly necessary to deliver the service (for example, title companies, lenders, or inspectors) only when you move forward with a transaction and with your knowledge.
Cookies and analytics
We measure this site in two layers, and only one of them uses cookies. A third item, the last row of the table, is not measurement: it records in your browser how you reached the site, and reaches us only if you send a contact form. Cloudflare Web Analytics runs on every page, sets no cookies and no browser storage, and collects aggregate page-view and performance signals only, so we run it without asking for your consent. Google Analytics 4 runs only if you click Accept in the cookie banner; until you do, the script is never requested at all.
Before anything loads, Google Consent Mode v2 is set to denied for analytics_storage, ad_storage, ad_user_data, and ad_personalization. If you accept, only analytics_storage is granted. The three advertising signals stay denied permanently.

You can change or withdraw your choice at any time. The Cookie preferences link in the footer of every page reopens the banner. Withdrawing sets the signal back to denied and stops Google Analytics from loading on any future page. Google Analytics cookies already set are removed where your browser allows; otherwise they expire on their own, and you can clear them in your browser settings.
If your browser sends a Global Privacy Control (GPC) signal, we treat it as a decline automatically: Google Analytics is never loaded, and the banner tells you we honored the signal. We store that decline in your browser so we stop asking, and you can still opt in if you prefer.
We run no advertising, no remarketing, and no Google Signals. The ad_storage, ad_user_data, and ad_personalization signals stay denied even after you accept, and no personal data is ever attached to an analytics event — no names, no email addresses, no phone numbers, and no message contents.
Declining changes nothing about how the site works. Every page, tool, and form behaves exactly the same either way.

Communications
If you provide your phone or WhatsApp number, we may contact you through those channels regarding your inquiry. You can ask us to stop contacting you at any time by replying to any of our messages or writing to Sales@flexwayrealty.com.
Retention and security
We retain contact information while an active business relationship or legitimate service interest exists, and protect it with reasonable access controls. No system is infallible; in the event of a security incident affecting your information, we will act in accordance with the Florida Information Protection Act (FIPA).
Your rights
You may request access to, correction of, or deletion of your personal information by writing to Sales@flexwayrealty.com. We will address your request within a reasonable time, except where the law requires us to retain certain real estate transaction records.
Children
This site is directed at adults. We do not knowingly collect information from children under 13.
