Development radar — Polk County, September 2026

The Development Radar is our monthly digest of what local governments in Polk County are about to discuss: rezonings, Future Land Use Map (FLUM) amendments, and projects that reach public agendas months before they show up in the ground. Every item in this issue was verified against its official agenda, live — we publish only the ones whose link resolved and whose status appears verbatim on that agenda, next to the item it describes. In September, the Board of County Commissioners' September 15 agenda listed an adoption hearing on a FLUM change for 38.11± acres on Pavers Road and the first reading of a Land Development Code text amendment for the Eloise Main Street Corridor; its consent agenda also carried items to set hearings on five further cases, among them a large-scale Comprehensive Plan amendment covering ±1,261 acres (Mims Crossing). In Dundee, the agendas listed the Comprehensive Plan update (EAR) and the Vista del Lago Phase IV subdivision site development plan, which came back a week later for reconsideration; in Haines City, a conditional use for a daycare center.
