Dundee, Florida: small-town living on the doorstep of Polk's busiest growth corridor

The corridor is marching south — and the receipts are public

The US 27 story in Polk starts at the I-4 interchange in Davenport and has been working its way down ever since. The scale of what's underway a short drive north of Dundee is easiest to see as a sequence, and the receipts are public — county records, development trade reporting, and FDOT counts.

The retail follows the rooftops. Commercial marketing materials for the corridor cite more than 17,000 residential units proposed, under construction, or recently completed within six miles of the Davenport retail cluster, on a highway FDOT counted at roughly 72,000 vehicles per day in 2023 (SRS Real Estate marketing package citing FDOT counts). Polk County's own planning administrator described the pattern plainly: growth in the area is "a natural progression … coming from the north to the south," getting closer to Haines City and Davenport (Chanda Bennett, quoted by GrowthSpotter, September 2025).

South of Haines City, the next towns on that highway are Lake Hamilton — and Dundee.

What's happening in Dundee itself

New leadership at Town Hall. In April 2026, Dundee elected Joe Garrison as mayor with 52.5 % of the vote (361–327 over Jill Kitto, per the Polk County Supervisor of Elections results); he was sworn in in May. Garrison is a familiar figure locally — he previously served as mayor from 1997 to 2003, runs land-management and property-services businesses in town, grows citrus, and formerly served as an assistant chief of the Dundee Fire Department (Polk County election results; The Floridian Press; Tampa Free Press, May 2026). The same election seated Julia Hunt (Seat 1) and Ray Hunt (Seat 3) on the Town Commission. Municipal decisions in the coming years — annexations, rezonings, utility capacity — will shape how much of the corridor's growth Dundee absorbs and on what terms, which is precisely why the town's public meetings are worth following. The town's own docket already reflects the moment: Ordinance 26-09 — the Estes Grove Major PUD-MU amendment (to Ordinance 15-05) — was at first and second reading before the Town Commission on June 2 and July 7, 2026 (Town of Dundee Town Commission agenda).

A future corridor on the map. FDOT's Central Polk Parkway East study (Project 451419-2) is in the Alternative Corridor Evaluation (ACE) phase; a corridor was selected after public meetings on December 15 and 17, 2025 (per Florida's Turnpike). The selected alignment runs east of US 27 — south from US 17/92 near Davenport, past Haines City and Lake Hamilton — toward the Dundee area, and the official project map shows it in the vicinity of Lake Mabel Loop Road. The status discipline matters here: an ACE is a study meant to select a feasible corridor for further evaluation in a PD&E study — it is not a funded construction project, and alignments and timelines can change. We'll report exactly what FDOT publishes as it evolves. But for a town that has watched the corridor's traffic grow, being inside the study area of a potential regional connector is a fact worth knowing early.

The Dundee proposition

What Dundee offers today is the thing the corridor's boom towns are losing: entry pricing and small-town texture within twenty minutes of an expanding retail and services cluster. For a family, that's lakes, the historic depot district, and a commute that keeps getting more convenient as services move closer. For an investor, the honest framing is a long-horizon, annual-rental and land-value thesis — Dundee is not a short-term-rental resort corridor, and we'd steer you elsewhere if that's the goal. (As everywhere in Central Florida, short-term-rental eligibility is a per-property question of zoning overlay plus HOA/deed, and requires a Florida DBPR license.) What Dundee is: a town positioned directly in the path of a documented, sourced, still-unfolding growth pattern — with the usual discipline that a pattern describes the area, never a guarantee for any particular property.

How to actually stay ahead of what's coming

Everything in this article came from public sources: county election results, FDOT project documents, development trade reporting, and public planning records. That's not a coincidence — Florida's growth is announced in public meetings before it appears in the ground. Rezonings, site plans, road projects, and that rumored store everyone mentions at the gas station: they all pass through published agendas at Town Hall, the county Planning Commission, and FDOT public hearings, usually months or years before construction.
