The county in the metro
Seminole County is the smallest county by land area in the Orlando metro, yet one of the most built-out. It sits immediately north of Orange County: the St. Johns River and Lake Monroe form its northern border with Volusia, Lake County lies to the west, and the eastern side preserves rural and conservation land, including the Wekiva corridor and the Econlockhatchee River basin.
Three axes define its connectivity: I-4, which crosses it southwest to northeast toward Daytona; SR 417 (the Seminole Expressway) on the east; and SR 429 (the Wekiva Parkway), which since 2024 closed Central Florida's beltway in Sanford. Add to that the spine of the SunRail commuter line, with stations in Sanford, Lake Mary, Longwood and Altamonte Springs.

The rental profile is predominantly annual, long-term leasing. Seminole is not a resort vacation-rental market like Osceola or Four Corners: it's a mostly residential county where the typical tenant is a permanent resident.
Short-term rental (STR) is allowed but regulated. It requires a state DBPR Vacation Rental license and compliance with the county's Land Development Code (Vacation Rental Ordinance 2020-14). Sanford also has its own ordinance (adopted around 2023) that, in certain residential zones, requires the property to be the owner's primary residence and limits multiple holdings. Lake Mary, Altamonte Springs, Oviedo and Winter Springs are mostly residential markets, with frequent HOA or zoning restrictions on STR. We never guarantee short-term-rental eligibility: it depends on the specific parcel's zoning, the municipal ordinance and the HOA's rules, and must always be verified per property before buying for that purpose, along with the DBPR license and payment of the 5% Tourist Development Tax.

The county's Tourist Development Tax is 5% and applies to taxable short stays, per the Seminole County Tax Collector.
When budgeting, check two recurring line items. A CDD (Community Development District) is a district that funds a community's infrastructure through a bond; that bond appears as a line on the annual property-tax bill until it matures. Many established Seminole communities have no CDD, but it's worth confirming per property.
The HOA (homeowners' association) charges dues and sets covenants that can restrict uses such as short-term rental. Add to that property tax, calculated by county on the assessed value, and homeowners' insurance, whose cost in Florida varies with construction, age and location. Sanford
The county seat, on Lake Monroe and the St. Johns River. It holds the historic downtown, SunRail's northern terminus and Orlando Sanford International Airport (SFB); it typically sits at the lower end of the price band.
Lake Mary
A corporate corridor with regional offices around Heathrow, a SunRail station and direct I-4 access. It trends toward the upper end of the county's price band.
Altamonte Springs
An established suburb on the county's southern edge, along SR 436 and the Orange County line. It has a SunRail station and extensive retail.
Oviedo / Winter Springs
The county's eastern side, near SR 417, the Cross Seminole Trail and the University of Central Florida. A mostly residential market at the upper end of the band.

Wekiva Parkway (SR 429) — final segment of Central Florida's beltway
FDOT completed the final ~2.6-mile section of the Wekiva Parkway (SR 429), the last 'missing link' of Central Florida's beltway, connecting SR 429 to SR 417 and I-4 in Sanford; the work expanded two miles of I-4 and built or widened more than 20 bridges. Total Wekiva Parkway project cost: US$1.6 billion. The final lanes opened January 26, 2024.

SR 417 (Seminole Expressway) widening, Aloma Avenue to north of SR 434
Florida's Turnpike Enterprise is widening the Seminole Expressway segment of SR 417 from four to eight lanes, between Aloma Avenue/SR 426 and north of SR 434 (the Oviedo/Winter Springs area). Under construction; work is expected to continue through 2030. Estimated cost: US$300 million.

Orlando Sanford International Airport (SFB) — capital projects
Orlando Sanford International Airport (SFB) is advancing several capital projects: a Runway 9L rehabilitation, a new remote parking lot, and the airport's first new private hangar since 2020 (a 17,000-square-foot AirBoss Hangars facility). Runway 9L is nearly complete and the remote lot is under construction. Figures: US$23 million (Runway 9L) and US$6 million (remote parking lot); runway completion anticipated January 2026 and the lot in late summer 2026.

SR 417–Orlando Sanford International Airport connector (Alignment 2A)
The Central Florida Expressway Authority selected preferred Alternative 2A for a new two-lane toll connector linking SR 417 to Orlando Sanford International Airport, with a 150-foot right of way and a median allowing future four-lane expansion. The CFX board approved the alternative on October 9, 2025, and authorized a PD&E study; funding is not yet secured. Estimated total cost: US$200.4 million.

SunRail — Phase 2 North Extension (DeBary to DeLand)
A 12.2-mile northern extension of the SunRail commuter-rail line added a new DeLand station next to the existing Amtrak station, making DeLand the system's northern terminus and reinforcing the rail corridor that runs through Seminole (Sanford, Lake Mary, Longwood and Altamonte stations). Complete and in service; the DeLand station opened August 12, 2024.

SCOUT — micro-transit connecting to SunRail (Lake Mary and Altamonte)
Seminole County runs SCOUT, an on-demand micro-transit service that connects riders to regional transit, including the Lake Mary and Altamonte Springs SunRail stations and the UCF Transit Hub. The county is adding vehicles and seeking state funding to sustain expanded service, with seven new vehicles due in summer 2026. It is seeking US$1.5 million in state funding, with a 50% local match of up to US$750,000.
