The county in the metro

Osceola is the Orlando metro's southern county. Its seat is Kissimmee and, per the U.S. Census Bureau estimate published through USAFacts, it had about 481,700 residents in 2025 — one of Central Florida's faster-growing counties. It borders Orange County to the north (the theme parks and MCO airport), Polk to the west, and stretches southeast across large, still-rural areas.

The U.S. 192 corridor and the western edge, near the Polk line, concentrate tourism and vacation-rental communities; to the east, St. Cloud and the land along Lake Tohopekaliga read as more residential. Buyers here tend to fall into two groups: the international buyer looking for a vacation home or short-term rental in a resort-style community, and the local or foreign family buying a home to live in or to rent long-term. NeoCity, the technology district next to Kissimmee, adds a third engine: semiconductor jobs.

The U.S.

Market profile

As a price reference, use a conservative band of US$300,000 to US$550,000 depending on the area and property type, with a county median around US$390,000. Per Redfin, the median sale price over the last 30 days was about US$393,783 (the most recent figure available); in August 2025 the median was US$385,000. These are market estimates, not a forecast of value — no one can guarantee what a property will be worth in the future.

On the rental side, the county blends two very different profiles. Long-term rental works almost everywhere — Poinciana, St. Cloud, much of Kissimmee — serving people who work across the metro. Short-term rental (STR) is one of Central Florida's strongest markets, but it is NOT allowed everywhere: it is only viable in specifically permitted communities and zones ('STR overlay' districts and resort-style communities along the tourism corridor such as Windsor Hills, Reunion, Terra Verde or Formosa Gardens). Running an STR requires a state DBPR license, a county STR license, a Business Tax Receipt, US$1 million of insurance and a compliance affidavit; some areas also require a conditional-use permit.

Rules change by city: in Kissimmee, STR is allowed in overlay/resort zones; in Celebration it is prohibited in residential zones (long-term leasing only); in St. Cloud it is heavily restricted (hotel/motel zones only); and in Poinciana long-term rental dominates, with deed/HOA restrictions and fines for violations. STR eligibility must be verified property by property — municipal or county zoning plus the HOA/deed rules — BEFORE you buy, and it is never guaranteed that a home can operate as a short-term rental.

County practicalities

Property tax is assessed by the Osceola County Property Appraiser (valuations and exemptions such as Homestead) and collected by the Osceola County Tax Collector; both portals publish each parcel's values and bills. The annual bill may include a CDD (Community Development District) line — a bond that funds a community's infrastructure (streets, drainage, common areas) and appears on the property-tax bill until the bond matures. Separately, many communities charge HOA dues (maintenance plus the covenants that govern the community).

If the property operates as a vacation rental, Osceola applies a 6% Tourist Development Tax (TDT) on short stays. Unlike Orange County, Osceola does not contract the platforms to collect the TDT — the owner remits it directly to the county. Florida property insurance (wind, and flood depending on the zone) is a separate cost worth quoting before you buy.   1. Moving I-4 Forward — I-4 expansion (14 miles)

    A multi-project program adding two new express lanes plus a general-use lane in each direction on I-4, with interchange, bridge and connector upgrades from west of U.S. 27 to east of World Center Drive, across Polk, Osceola and Orange. The first congestion-relief lanes opened in 2025, and the full US$2.5 billion program is targeted for completion by summer 2031.

  2. Florida's Turnpike widening (Partin Settlement Road to Osceola Parkway)

    Widening of Florida's Turnpike (SR 91) from two to four lanes in each direction between Partin Settlement Road and Osceola Parkway (mileposts 243-249), in the heart of Osceola. The project has an estimated cost of US$321 million and is expected to continue through 2031.

  3. SunRail — Southern Expansion (to Poinciana)

    A 17.2-mile extension of the SunRail commuter line that added four stations — Meadow Woods, Tupperware, Kissimmee/Amtrak and Poinciana — carrying service south from Orange County into Osceola. Poinciana is the system's southern terminus. It has been in service since July 30, 2018.

    A semiconductor research and manufacturing facility operated by SkyWater Technology in the NeoCity technology district next to Kissimmee, with Class 1,000 and Class 10,000 cleanrooms and a reinforced slab able to support up to 300 research tools. It anchors the county's technology hub.

  5. NeoCity South (St. Cloud)

    A planned second technology and industrial park in St. Cloud on a 323-acre county-owned site along Cross Prairie Parkway, next to the future Turnpike interchange at W. Nolte Road. The county bought the land in 2024 for US$17.3 million; South Korea-based ELSPES is negotiating to build its global headquarters and U.S. manufacturing facility there.
