The county's south — Clermont, Minneola and the Wellness Way corridor — presses right up against Orange County and Horizon West, so many residents reach jobs or the theme parks in minutes via the Turnpike and SR 429.

To plan with a cushion, we work with a conservative band of US$330,000 to US$500,000 depending on the area: Clermont, Minneola and the Wellness Way corridor tend to run above the county median because they are newer construction, while parts of the north can offer more contained pricing. On short-term rentals (STR): Lake County is relatively favorable compared with Orange County, but there is no blanket approval — eligibility always depends on the city, the zoning and the HOA or community rules. Clermont allows whole-home vacation rentals of non-owner-occupied single-family and duplex properties within city limits, with a state DBPR license, registration with the Florida Department of Revenue, a Life Safety inspection, a US$375 fee and annual renewal (September 30). Minneola permits them with a municipal rental license (annual renewal) plus the state DBPR license and zoning restrictions. The planned Wellness Way resort district in South Lake contemplates roughly 1,000 vacation and short-term rental properties by design. Housing and costs
When comparing properties, watch two recurring costs common to newer communities. A CDD (Community Development District) is a bond that funds the community's infrastructure — roads, drainage, amenities — and appears as a line on the annual property-tax bill until the bond matures. An HOA (homeowners' association) charges periodic dues and enforces the community's rules and covenants. Neither is inherently 'bad'; they simply change the total cost of ownership, so add them to your budget.

Florida's Turnpike Widening (Clermont–Minneola)
Widening of Florida's Turnpike (SR 91) from two to four lanes in each direction along a roughly 6-mile stretch (mileposts 273–279), with new bridges at CR 438 and CR 455 and roundabouts by the CR 455 bridge, between Clermont/SR 50 and Minneola/Hancock Road. Estimated project cost of US$162.3 million. The project page marks it complete, though it also notes construction was expected to continue through 2026.

SR 516 (Lake/Orange Expressway)
A new 4.4-mile limited-access toll expressway that will connect SR 429 to US 27, linking Lake and Orange counties. It includes a wildlife tunnel to protect the Florida Wildlife Corridor and a new multi-use trail in the Coast-to-Coast system. Construction began in summer 2024, with a partial opening planned for spring 2027 and final completion estimated in early 2029.

Turnpike Widening (US 27 to CR 470)
Planned widening of Florida's Turnpike/SR 91 from four to eight divided lanes between US 27 (milepost 289.3, Leesburg area) and the CR 470 interchange (milepost 297.3) in Lake County, with 12-foot lanes and shoulders and a median barrier wall. The project is in design, with a public hearing planned for 2026 and construction beginning around 2028 (the schedule may change).

Hartwood Marsh Road Widening (CR 455)
A Lake County project to widen Hartwood Marsh Road from two to four lanes, from Regency Hills Drive to US 27 in the Clermont area, funded with impact fees plus FDOT reimbursement in later years. Approved and moving forward, with construction set to begin between March and May 2026.

Wekiva Parkway (SR 429) — final segment
FDOT completed the final roughly 2.6-mile section of the Wekiva Parkway (SR 429), the last 'missing link' of Central Florida's beltway, connecting SR 429 to SR 417 and I-4 and including two miles of widened I-4 and more than 20 bridges. A US$1.6 billion total project; the final lanes opened on January 26, 2024. The parkway runs through Orange, Lake and Seminole counties and improves access to the county's north.

Moving I-4 Forward Program
A multi-project program adding two express lanes plus one general-use lane in each direction on I-4, with interchange, bridge and connector upgrades, from west of US 27 to east of World Center Drive/SR 536 across roughly 14 miles through Polk, Osceola and Orange counties. A US$2.5 billion investment; the congestion-relief lanes opened in 2025 and the full program is targeted for summer 2031.
